Our client, a leading real estate company, is seeking an analytical Finance Director to oversee the comprehensive financial management of its Ghanaian branch.
ROLE PROFILE
The ideal candidate will be responsible for ensuring the integrity of financial reporting, the financial viability of real estate development projects, full compliance with Ghanaian financial regulations and also be providing data-driven insights to support strategic systems and internal controls across the organization.
DUTIES/RESPONSIBILITIES:
Financial Reporting & Compliance
- Oversee the preparation of periodic and annual financial statements in accordance with International Financial Reporting Standards and Ghana Revenue Authority (GRA) requirements
- Ensure full compliance with Ghanaian tax regulations, GRA filings, and SSNIT contributions
- Coordinate with external and internal auditors to ensure smooth and successful audit completion
- Develop and strengthen financial policies, internal controls, and reporting frameworks
Budgeting, Forecasting & Cash Flow Management
- Develop operational budgets and financial forecasts for real estate development projects
- Manage cash flow and ensure adequate liquidity to fund projects across all construction and sales phases
- Prepare cost reports, monitor budget variances, and identify and mitigate financial risks
Project Finance & Investment Analysis
- Analyse the financial feasibility of new real estate projects and evaluate return on investment (ROI)
- Provide data-driven financial insights to the General Manager to support strategic investment decisions
- Monitor the financial performance of ongoing development projects against approved budgets
Systems, Team Leadership & Operations
- Lead the selection, implementation, and optimisation of an integrated Enterprise Resource Planning system (such as Odoo or similar platforms) to automate financial workflows and enhance cross-departmental reporting
- Supervise the accounting team and review all financial transactions and postings
- Mentor and build the capacity of the finance team to ensure high performance and compliance standards
EDUCATION/EXPERIENCE:
- Must have a minimum Bachelor’s degree in Accounting, Finance, or a related discipline
- CPA, ACCA, ICAG, or CMA professional certification is strongly preferred
- Must have a minimum of 7 years’ finance experience, with at least 3 years in a supervisory or managerial role
- Experience in the real estate, construction, or project finance sector is a significant advantage
REQUIREMENTS
- In-depth knowledge of International Financial Reporting Standards, Ghanaian tax laws, and GRA compliance requirements
- Proficiency in Enterprise Resource Planning (ERP) financial systems and data analysis tools
